All our properties are listed on our own RightMove.co.uk account. We also advertise on a number of other web portals, as well as our own web site and through local advertising.
Add to this we thoroughly check out every tenant with multiple reference checks and a credit check.
We also incentivise our best tenants with our tenant reward scheme. We apply conditions that include adherence to the tenancy agreement, paying their rent on time and looking after the property. As a reward they are entered into free prize draws to win great prizes each month. We find this helps lower void periods, keeps rent arrears down and maintains a great relationship between agent and tenant.

Every month we provide our landlords with detailed monthly reports, a detailed invoice and provide ad-hoc communcations of relevant information, including market appraisals and current market conditions.
Maintenance and Inspections
We look after your property as if it was our own. If you choose to use our own tradesmen for any maintenance, we can provide their service at excellent rates. This also includes EPC's and gas checks.
We are Peterborough City Council Accredited Managing Agents and work with our landlords, if it is their wish, to get their properties accredited. This is an extra "badge" that we can provide against each property to show prospective tenants the quality of the property.

We will visit the property and provide you with a written realistic rental valuation, free of charge and with no obligation.
We will take multiple photographs, video walk throughs (where appropriate) and detail the property for the advertisements. Your property by default will be advertised on our own RightMove.co.uk account, many other web portals, our own web site and local advertising.
By agreement, we can also supply a To-Let board with the striking Bee Lettings brand, accompany prospective tenants during visits and provide updates as required to the landlord.
Tenant Selection and Management
We will thoroughly reference check every tenant including a credit check. We will also provide a written detailed inventory, including a video inventory of the property before the tenant moves in.
Our tenants can expect a welcome gift, a visit on months 1 and 3, and then every third month after that, not just to inspect the property, but to check up on their well being.
For HMO's, we also provide, free of charge to the landlord, monthly inspections to check on fire alarms, take utility readings if necessary and check on the condition of shared areas.
Landlords Fee Structure
One of the reasons we started Bee Lettings was to create as transparent a company as possible. We don't hide fees and we don't add commission to contractors or charge them for passing on the business. As a landlord, you want to make money. Our role is to help you make that money.
Importantly, we also don't charge for services which really should be part of every agent's duty to perform. All inventories are free and include video inventories to protect your property.

Single Let Properties
Monthly commission: 12% (10% + VAT) Initial set up fee: £120 (£100 + VAT) Re-let fee: £60 (£50 + VAT)
HMO Properties (Flat fee structure)
Monthly commission: 18% (15% + VAT) Initial set up fee: £120 (£100 + VAT) Re-let fee: Free
We also offer an alternative method for the monthly commission for HMO's. It is your choice which one you prefer. Typically, HMO tenants are more transatory than single let tenants and move on more frequently (hence the higher rate as we do considerably more work on an HMO than a single let).
HMO Properties (Re-let fee structure)
Monthly commission: 15% (12.5% + VAT) Initial set up fee: £120 (£100 + VAT) Re-let fee: £90 (£75 + VAT)
To help you work out which one is best for you, if a tenant was to stay for 12 months, this would be your costs:
Room cost = £400 Flat rate = £400 x 18% = £72 per month Annually = £864 Re-let rate £400 x 15% = £60 per month Annually = £720 + £90 relet fee = £810
For HMO's, we also provide, free of charge to the landlord, monthly inspections to check on fire alarms, take utility readings if necessary and check on the condition of shared areas. We feel this is very important as with multiple different people living in your property, we want to ensure the property is being looked after appropriately. Every month we will enter two bedrooms (in sequence) and of course after notifying the tenants.
HMO's do require a considerable amount of extra work, however, we believe we've got most of it down to a fine art by creating a number of processes to help us manage your property more effectively.
